Which hotels are to open in Warsaw

Warsaw is the fastest-growing business market in Central and Eastern Europe and the growth of the hotel market is directly related to the development of the office segment, which has seen record-breaking results in recent years. The demand for hotel rooms in the Polish capital is generated mainly by corporate clients. It can be seen in the prices of accommodation and occupancy rates, which are sometimes several times lower on weekends than on business days.

The largest group of hotel guests in the city are still corporate clients, but Warsaw tourist market is also growing. Warsaw is getting better and better transport connections with the world and is becoming more popular as a tourist destination. Warsaw Chopin Airport, as well as Warsaw Modlin airport saw a large increase in the number of passengers last year.

Warsaw hotel base is growing fast

For several years, demand for hotel services has been growing in Poland, resulting in the development of domestic hotel base. Both global hotel operators and the largest global investors are interested in Warsaw. - Every year, several large hotels open up in the capital, and at the moment, there are over 40 new projects, both in planning and implementation phase - informs Andrzej Szymczyk, Associate Director Hospitality Department at Walter Herz.

According to the expert, the hotel offer in the city over the next five years is likely to increase by over 5000 rooms, which accounts for one third of the current supply in the market. - Warsaw has been appreciated by the largest industry giants, hence every year we can see the debut of new hotel brands on the capital market. In turn, new hotel brands which appear in Warsaw strengthen its position among the most developed hotel markets in Europe – admits Szymczyk.

- Nowadays companies that have been operating in other sectors of the commercial real estate market are investing in the hotel segment, often due to the need to diversify the portfolio and potential high profitability. More and more frequently, hotels are emerging in the mixed-use investments, resulting in new forms of cooperation with hotel operators, which more often are the classic lease agreement for new buildings - says Andrzej Szymczyk.

Debuts of new brands

This year, we have already witnessed many interesting openings on the Warsaw hotel market. In March, the 141-room moxy (Marriott International chain) opened in Centrum Praskie Koneser in Praga district. The hotel fits in with the idea of co-living, and its characteristic feature are large common areas, such as a cocktail bar, work zone, leisure area and a library.

At the beginning of April, the first Four Points by Sheraton hotel in Poland was opened in Mokotów district, on Suwak Street. The hotel is also operating within the Marriott International group. Its interiors refer to the achievements of the designers of old Warsaw and  were arranged in modern vintage style. The hotel offers 190 rooms and 5 conference rooms. There is also Suwak 7 restaurant & bar serving a wide selection of local craft beers.

The former Radisson Blu Centrum hotel on Grzybowska Street re-opened in May 2019 after few months of refurbishment. It was rebranded as Radisson Collection, which is positioned higher in the chain hierarchy. Apart from 311 rooms, it has 3 restaurants and 8 conference rooms with the largest one for 400 people.

Original hotel concepts

In the first quarter of this year, a four-star business hotel Vienna House Mokotów opened in Warsaw.  The hotel includes 164 rooms, conference rooms, a recreation area and a restaurant. It is located in the office area of Służewiec Przemysłowy, on Postępu Street, in one of the P4 complex buildings.

Recently, the first Motel One hotel debuted on Tamka Street in Śródmieście district. Its located opposite the Chopin Museum. Premium interior design of the hotel's common area was inspired by life and work of the greatest Polish composer and pianist. Modern interiors of 333 rooms, which are available in four categories, are equally impressive.

The list of this year openings also includes a new Puro hotel, located in the very center of Warsaw, on Widok street, in the vicinity of the new Rotunda and Centrum metro station. The four-star hotel offers 150 rooms, restaurant, bar and terrace with a view of the rooftops and the Palace of Culture.

The most interesting planned openings

Many new openings are planned in the upcoming years. The five-star Nobu Hotel is probably the most interesting project expected to open in 2020. Nobu with its 120 rooms will be located in the combined buildings of the former Rialto hotel and a new construction being erected on adjacent plot. Nobu Hospitality is a global brand well known for their lifestyle hotels and original restaurants. It was founded by Robert De Niro, film producer Meir Teper and top chef Nobu Matsuhisa.

Marriott International hotel will also create another chapter in the history of the buildings located in the heart of Warsaw's Old Town. The investment includes adaptation of the historic Branicki’s and Szaniawski’s Palaces on Miodowa Street and transforming them into a unique hotel facility which will operate under the Autrograph Collection brand. The hotel will offer around 100 rooms and is due to open in the first half of 2021. It will also include conference space, SPA zone and rich culinary offer.

On the other side of Vistula river, the former Karol Juliusz Minter’s tenement house on Sierakowskiego Street is currently under renovation. It will start operating as a five-star property with 118 rooms in 2021. Its investor, Port Praski company, has also plans for other hotel facilities on the former harbour area.

BBI Development company plans for the spectacular tower skyscraper Roma Tower in the center of Warsaw which includes a high-class hotel. They claim that it will be the finest hotel in the city. The mixed-use tower located on the corner of Nowogrodzka and Emilii Plater Streets, is currently at the stage of designing and concept works.

Hotels in office hubs

One of the buildings in The Warsaw HUB complex will house 430 rooms in suite in a hotel complex combining two renowned brands from InterContinental Hotels Group. The first Crowne Plaza hotel in Poland will offer 212 rooms and suites, while Holiday Inn Express will provide 218 rooms. Both are conveniently located at Rondo Daszyńskiego metro station.

Trendy restaurants with seating for about 270 guests will be situated on the first and second floors of the hotel building. Both hotels are planned to open in the first quarter of 2020. The Warsaw HUB complex will consist of three high-rise buildings connected by a five-storey base, with retail, service, conference and co-working space.

New facilities in various districts of the city

New Best Western Plus is under construction in the Wawer district, on Kosmatki Street, in the vicinity of Trasa Siekierkowska and Wał Miedzeszyński Street. Its due to open in 2020 and will provide 100 rooms as well as bar, restaurant, fitness club, wellness salon, conference facilities and a co-working zone. The complex will also include an office building offering about 4000 sq m.

Staybridge Suites hotel is planned to open in Ursynów district. This newly-build property is sold to individual investors in the condo formula and is located at the intersection of Puławska and Pileckiego Streets, close to Chopin International Airport and Służewiec horse racing track. The hotel is expected to host its first guests in its 193 rooms in early 2021.

There will also be a new Radisson Red hotel in Warsaw as of 2023. It will have 267 rooms occupying the lower part of the mixed-use 140-meter high Liberty Tower. It will be built Wola district at the intersection of Grzybowska and Żelazna Streets. The hotel is to include a restaurant, bar, gym as well as meetings and events space. Its investor, Golub GetHouse company, plans to start the construction of a high rise next year.

Hotel and temple

Construction of a new hotel is also planned by the Jewish Religious Community in Warsaw  city center, at 6 Twarda Street.  The obtained spatial development conditions allow for the construction of a 80 meter-high hotel and a four-storey office building, next to the Nożyk Synagogue, on the site of the 19th-century White Building .

Orbis Group and AccorHotels, which owns 12 hotels in Warsaw representing six brands, is also planning new openings. ibis Styles Warszawa Włochy hotel will join the group portfolio this year. Mercure-ibis complex will emerge on Sacharowa Street in Bielany district next year and will be managed by Orbis.

The new property run under Royal Tulip brand of Louvre Hotels Group will be added to the chain portfolio of over 2600 hotels in 54 countries. It will be brand debut in Europe. Royal Tulip Warsaw Apartments will operate in Unique Tower complex, which is under construction in Wola district on Grzybowska Street. There will be 448 apartment units, reception, restaurant, SPA and fitness zone as well as a business centre.

Echo Investment has plans to create a multifunctional complex with 230,000 sq m of space on a 6.5ha plot at on Towarowa Street. The property will most likely include a hotel.

Polish chain Q Hotel is also planning to open a hotel in Warsaw on Nowogrodzka Street. The first AC Hotel by Marriott in Warsaw will open at 144 Aleje Jerozolimskie, next to Western Railway Station. It will include 260 rooms, conference room, restaurant and a sky bar with a panoramic view of the city.
