What Towers Are to Create the Skyline of Warsaw

Due to the implementation of many impressive commercial projects, Warsaw skyline is changing rapidly. This is especially true for the city center, where in the next few years several office towers will emerge, re-shaping the downtown landscape. The image of the city was significantly influenced by recently completed Warsaw Spire and Q22 high rise buildings, which have already gained the status of landmarks, as well as Złota 44 skyscraper, which apart from the Palace of Culture and Science has become the new icon of the capital.

According to Walter Herz specialists, the tallest Warsaw buildings will soon be dominated by Varso tower which is currently under construction by the Central Railway Station. The building is to be commissioned by the end of 2020. The facility will be the tallest building, not only in Poland, but also in the European Union. The unprecedented height of the building will reach 310 meters with the spire, and its main attraction will be a restaurant and an observation deck situated at the top. The complex, with a tower and two lower office buildings will offer a total of over 144 thousand sq m of commercial space, including 110 thousand sq m of offices. The construction works at Varso are proceeding on schedule. The foundations are currently being laid under all three buildings.

Office roundabout

The office map of Warsaw is to change beyond recognition, primarily due to the particularly rapid expansion of Daszyńskiego roundabout area, in the vicinity of which a few noteworthy office projects are currently under construction. Such a large amount of activity in this area, is a result of commissioning of the first stage of the second metro line, which has significantly increased the attractiveness of the location. The new office district growing around Daszyńskiego roundabout is slowly becoming the new business center of Warsaw.

According to Walter Herz analysts, there are currently around 290 thousand sq m of office space in facilities around the eastern part of Wola district to be commissioned by the end of 2020. The investments carried out in that area are responsible for over a half of the new supply, which the Warsaw market will gain by that time. In the area of ​​ Daszyńskiego roundabout, several projects with high-rise buildings are currently under construction, including Generation Park, The Warsaw Hub, Spinnaker, Mennica Legacy Tower and Skyliner.

Warsaw towers

Located at the corner of Towarowa and Prosta Streets, The Warsaw Hub will provide 113 thousand sq m of offices, a conference center, hotels, retail points and a fitness center. Two 130-meter high and one 85-meter high tower set in a common, nearly 100-meter-high base, will create a large frontage along Towarowa Street. The concept of the project is based on the idea of ​​a hub, meaning a large node. The planned completion of the investment is the end of 2019.

Also three buildings: X, Y, Z have been designed in the Generation Park project, which is under construction in the quarter of Prosta, Towarowa, Łucka and Wronia Streets. The first stage of Generation Park X has already been commissioned, and currently Generation Park Z is under construction, which will be finished in the third quarter of 2019. The highest, 34-storey office building, measuring 180 meters with a spire, will be built in the third stage of the investment. The complex will offer a total of 84 thousand sq m of modern office space.

Mennica Legacy Tower is under construction at the intersection of Prosta and Żelazna Streets. It will provide over 65 thousand sq m of modern office, retail and commercial space in a 140-meter tall tower and the adjacent 43-meter Budynek Zachodni building. The lower office building is to be commissioned at the end of the year, and the tower, which stands out with its rounded shape, has 32 storeys and will be finished a year later.

The 39-storey Spinnaker, which is implemented south-east of Daszyńskiego roundabout, will bring 55 thousand sq m of office space. The slender tower, which will emerge at the intersection of Prosta and Towarowa, is to measure 180 meters.

200 meters above the ground

Skyliner skyscraper, which is to stand out with its soaring, narrow, sharp and pointed shape will measure 195 meters and together with the underground floors will include 45 storeys. The first four floors will be occupied by shops, restaurants and cafes, and the remaining ones will become offices. The tower will include a two-storey Skybar located at 165 meters. The skyscraper will provide Warsaw with almost 44 thousand sq m of modern space. The building is to be finished by 2020.

Lixa complex will also be located in the vicinity of Daszyńskiego roundabout. The facility has just obtained a building permit. It will consist of 4 office buildings with a total area of ​​65 thousand sq m. The campus character of the project will be an alternative for high rise buildings in this area, and it will be distinguished by the shimmering elements of the façade. The construction will be preceded by the demolition of the former Kredyt Bank office building, located at the intersection of Kasprzaka and Karolkowa Streets, which is planned in July, 2018. The first stage of the investment, in which two buildings will be built, is to be completed by mid-2020. The entire complex will be finished by 2022.

Skyscrapers in the very center

The 21-storey Central Point will be constructed  at the intersection of the two metro lines, on the corner of Marszałkowska and Świętokrzyska Streets in Warsaw. The construction of the facility is to start in the second quarter of the year, and the laying of the cornerstone for the office building will take place in May. The skyscraper will offer over 19 thousand sq m of space intended for offices and services.

After many years of efforts, Roma Tower has also got the green light for the construction. It will be the southernmost tower in the central part of the city. The skyscraper, which will be erected at the intersection of Emilii Plater and Nowogrodzka Streets, will be 170 meters high and will provide 55 thousand sq m of space. In addition to 20 thousand sq m of offices, it will include a six-star hotel with 200 rooms, a conference center and approximately 70 apartments. The construction is to begin in 2020.

Mixed-use investments

Polish capital is attracting investors not only with the modern high-rise buildings. The attention of global business is also focusing on the multifunctional revitalization projects implemented in Warsaw, which have a very positive impact on the overall image of the city and the diversity of its offer. Such investments are interesting because the areas where they are created are becoming more and more popular, not only in terms of business, but also in terms of culture and society.

Among the projects using historical buildings, which are currently being carried out in Warsaw, there is ArtN complex. The project includes the rebuilding of the former Norblin factory at Żelazna Street. In addition, Warsaw Brewery located nearby, EC Powiśle project emerging in the place of the former Powiśle Power Plant, or Praga’s Koneser, the base of which became a complex of the factory buildings of Warszawska Wytwórnia Wódek. Mixed-use character will also be visible in Bohema, which will be built on the site of the former Pollena factory at Szwedzka Street.

Almost 800 thousand sq m of offices under construction

Old Warsaw will also be reflected in such newly renovated buildings as Rotunda, Cedet, Centrum Marszałkowska, Hotel Europejski and J 44 building located in the place of the demolished Universal at 44 Aleje Jerozolimskie Street, which shapes the city's  atmosphere, known for generations.

According to Walter Herz specialists, 780 thousand sq m of office space is currently being constricted in Warsaw, most of which will be delivered in 2020. A significant part of the currently carried out projects, due to their nature, requires a longer implementation time. Analysts estimate that by the end of 2020, Warsaw's office resources will increase to over 6.3 million sq m of space.
