New Quality of Office Space in Industrial Facilities
Warsaw historic industrial facilities, which are being renovated extremely often nowadays, bring a unique office space that is an exclusive addition to the market offer.
A great, prestigious location is the common denominator of industrial buildings, which are now undergoing a renovation process in Warsaw. Most of the historic buildings which are being rebuilt, are located in the central area of the city and are strategically positioned in terms of transport. Hence, according to Walter Herz experts, developers are very interested in these types of investments.
Experts note that the buildings of old factories and industrial plants, which after modernization gain a new life, are usually designed as multifunctional complexes. Walter Herz specialists point out that such investments are currently being implemented mainly in the districts of Śródmieście, Wola (nearby center) and Praga. They admit that these types of projects have numerous supporters among tenants who are looking for unconventional space.
Praga’s Koneser and Bohema
One of the Warsaw investments that have been renovated the longest and based on revitalization of historical industrial facilities, is Koneser Praga Center. The revitalization of the former Warsaw Vodka Factory, located on a 5-hectare plot at Ząbkowska Street in old Praga, is being developed in stages. Koneser includes both residential and commercial buildings. The complex offers retail and service space, event-exhibition space, gastronomic and cultural facilities, as well as over 25 thousand sq m of office space. Moreover, Moxy Warsaw Prague with 140 rooms is to be opened next year, in the renovated building of the former distillery.
Also in Praga, the long promised construction of Bohema facility, which is to combine residential, retail, commercial, office, cultural and social functions has just begun at Szwedzka Street. The project will include the revitalization of the 19th century Pollena plant, which will complement the new buildings. The project will consist of several hundred apartments and over 14 thousand sq m of modern commercial space, which will be located in the historic buildings of Brew house, Boiler-room and Glycerin- room.
According to Walter Herz experts, investments in Praga are an interesting market proposition due to the unique atmosphere of the pre-war buildings, but also excellent location in well-connected city points, near the station of the second metro line.
Warsaw Brewery, Norblin and Powiśle Power Plant in the center of Warsaw
In the very center of Warsaw, thousands of flats, offices, shops, restaurants and a small brewery will be built in the immediate vicinity of Grzybowska and Wronia Streets in the former Warsaw Brewery. The multifunctional investment is carried out in the area where Haberbusch and Schiele brewers operated in the 19th century. After the war the facility became Warsaw Brewery. The saved, historic buildings, among others, former brewery and cellars in which the beer was aged, will be restored. The project, apart from apartments, will bring 4 thousand sq m of retail and service area and 50 thousand sq m of office space in two cascading office buildings on the side of Grzybowska Street.
What is more, the ArtN investment at Żelazna Street has been undergoing construction for the last eight years. The facility will also include a unique commercial space. In the 11 historic halls of the former Norblin factory, the investor intends to recreate the pre-war climate of the buildings. The project will provide over 64 thousand sq m of office, retail and service, commercial and cultural space. The main street creating an open public space with shops, galleries, cafes and restaurants, as well as a museum is to become the attraction of the complex.
In addition, at the site of the former Powiśle Power Plant between the streets of Dobra, Leszczyńska, Wybrzeże Kosciuszkowskie and Zajęcza, the EC Powiśle investment is also under construction. The project will include the revitalization of valuable historic buildings of the former power plant, which will be connected to the new buildings. EC Powiśle will supply over 10 thousand sq m of retail space, three class A office buildings with a total area of 23 thousand sq m., a boutique hotel and apartments for rent. The building of the power plant, which has been operating since 1904, will be transformed into a shopping arcade.
Walter Herz's experts also mention the renovated Hala Koszyki among the successful Warsaw projects, based on the modernization of historical buildings. Hala Koszyki is one of the most popular culinary concepts of the city, perfectly integrated into the landscape of Warsaw. As part of the project, a historic building by Koszykowa Street was renovated, saving many original elements of construction and finishing. The modern buildings, which were built within as a part of the investment, offer an additional 11 thousand sq m. of class A office space.
An interesting example of Warsaw revitalization, according to Walter Herz specialists, is also Karolkowa Business Park office building, where the modern glass façade includes fragments of the historic walls of the former Philips factory. Two years ago, class A building located at the intersection of Grzybowska and Karolkowa Streets buildings provided a total of 17, 6 thousand sq m of space.
