Multilingual Education High School in Metron building in Warsaw
Students of the Multilingual Education High School will begin classes after the summer break at the school’s new location in the Metron building, located at 69 Al. Niepodległosci Street in Warsaw. In this modern office building situated in the Mokotow district, right next to a metro station, the school has leased 850 sq m. of space occupying an entire floor. Comprehensive support during the leasing process and contract negotiations was provided to the tenant by Walter Herz advisors – Emilia Legierska and Monika Szymczyk.
Multilingual Education High School is an intimate school with a friendly atmosphere and an individual approach to each student, providing optimal conditions for learning, as well as for discovering and developing talents. MEHS places a strong emphasis on learning foreign languages and the ability to use them in practice—an essential skill in today’s world that opens the door to studying at top universities around the globe. The school encourages conscious decision-making and critical thinking, while its qualified teaching staff inspires, motivates, and supports students at every stage of their educational journey.
– The tenant will move into the Metron building in August this year to allow sufficient time to prepare the space before the start of the school year after the summer break. In addition to the lease commencement date being well-suited to the academic calendar, an important factor in selecting the new school location was that the space met the standards required for an educational facility and offered adequate natural lighting. Moreover, during the search, it was important to find nearby sports facilities and fitness clubs that could be used for classes, as well as convenient parking for parents – says Emilia Legierska, Transaction Director at Walter Herz.
– Metron has been attracting interest from schools and universities due to its layout, which allows for the efficient arrangement of classrooms, as well as the security features and high standard of space it offers. For educational institutions, the building’s strategic location—on one of the city’s main thoroughfares, directly adjacent to the entrance of the Wierzbno metro station—is also of key importance. This location ensures quick and convenient access to the very center of Warsaw, as well as proximity to a wide range of services in the immediate surroundings – says Krystian Cyganek, Business & Project Developer at Alides Polska.
According to Walter Herz, private schools and universities are actively seeking commercial properties for their operations due to limited access to public infrastructure and a shortage of available educational buildings managed by local authorities. Commercial properties offer central locations with good transport connections, as well as the possibility of flexible interior layouts, which building owners typically allow without major restrictions.
Walter Herz advisors note that commercial spaces offer educational institutions a high degree of flexibility in shaping their environment. They are often better suited to the specific needs of certain schools that require customized solutions with a greater number of designated rooms, various types of classrooms, shared spaces, as well as auditoriums or rooms for artistic and sports activities. Additionally, modern commercial buildings located in attractive parts of the city enhance the prestige of the institution, which plays a significant role in the student recruitment process and increases the school’s competitiveness in the market.
