From Służewiec to Offices in Wola and Downtown
There is almost half a million square meters of modern office space in the area of Daszyńskiego roundabout and on the axis leading to ONZ roundabout. The process of creating a new ‘Warsaw city’ is going smoothly. Offices resources in Wola have already reached half of the offer of the country's largest hub of office buildings located in Służewiec. Walter Herz experts predict that the emerging towers as well as large-scale projects ready for construction, will enable Wola to overshadow Mokotów center in a few years.
Developers operating in Wola do not complain about the lack of interest in office space. Warsaw Spire complex with more than 100 thousand sq m of office space, which was completed before the summer has been fully leased and has a list of awaiting tenants. Commercialization of the recently commissioned Q22 tower on al. Jana Pawła II Street has already finished. Companies often choose the latest, centrally located facilities for their headquarters, often moving out of Służewiec offices. The main reasons to move are enormous traffic jams and parking problems. Approximately 90 thousand people working in the office conglomerate in the area of Domaniewska and Postępu Streets have to deal with them every day.
Disadvantages of Służewiec
Companies turn away from Poland's largest cluster of office buildings in Służewiec, which for nearly 20 years has been developing without a coherent urban plan, and choose the newest buildings offering direct access to the metro in Wola, Muranów and the City Center. Problems with the entrance and exit from the Służewiec center is not the only reason for the relocation of companies.
Walter Herz specialists note that facilities in Wola are not only more modern, but offer something more than just good quality offices. Unlike the traditional office parks, lacking the green public space and meeting places, office buildings in Wola are surrounded with the living urban fabric that investors continue to skillfully enrich to provide tenants with interesting working conditions.
Office complexes in Wola are teeming with life outside of office hours, due retail and service points, town squares filled with many restaurants and cafés, as well as green places for recreation. Their strong bargaining chip is both the placemaking arrangement of the area around the buildings, as well as what’s inside them - green courtyards and terraces, loggias and establishments providing various services, fitness clubs, bike stations or even rooftop clubs.
Wola’s Strength
Friendly working environment attracts tenants and also serves as a recruitment tool, allowing to hire the best staff. Hence the top floors, which are located in the best offices are usually occupied by companies hiring the greatest talents. - The advantage of offices in Wola is also efficient public transport connections. Commuting to the office cannot take too much time. It is the reason why so many companies have recently moved out of the offices in Służewiec, sometimes ostentatiously emphasizing that in advertising campaigns on billboards - say Walter Herz experts.
Such a holistic way of thinking about design as a business concept launched by Ghelamco, continues to inspire new investors who prepare their investments in a similar way. Developers building in Wola are aware of the fact that it is easier to commercialize buildings if they offer an added value in the form of numerous accompanying services and combining different functions within the facility.
Multi-functionality of the buildings
Echo company is also planning on activating urban space in the area nearby Warsaw Spire, where the company is to build a multifunctional complex offering more than 100 thousand sq m of space. The facility will be built in the place of Jupiter mall intended for the demolition.
An investment offering a variety of functions is also being prepared for construction by Żelazna Street. ArtN project by Capital Park will provide Wola with over 64 thousand sq m of office, retail, commercial and cultural space.
In the vicinity of Daszyńskiego roundabout Karimpol company is planning on building an office tower. Skyliner is to be 195 meters high, but the completion date of the skyscraper is not yet known.
Towers under construction
The construction of Generation Park project takes place within the square of Prosta/Wronia/Łucka/Towarowa Streets. It is the largest project of Skanska Property Poland in Central and Eastern Europe. The complex will consist of three buildings, which will include a total of 84 thousand sq m of certified office space. The investor hopes that it will be a new meeting place, arranged in the green passage between office buildings and around the project and tailored to the needs of different generations. The first building of Generation Park will be ready in the last quarter of 2017.
Another big project already under construction by Daszyńskiego roundabout is Sienna Towers. The new investment by Ghelamco will offer 75 thousand sq m of office space and 25 thousand sq m of retail and conference space and will have direct underground connection to the metro station. The project includes the construction of three buildings, one of which is to measure 130 meters. Further plans of the investor include a 55 meter tower Spinaker.
What is more, the construction of Mennica Legancy Tower complex at the intersection of Prosta and Żelazna Streets began at the end of October 2016. The joint investment by Golub GetHouse and Mint of Poland includes a 130 meter tower and the adjoining building measuring 36 meters. In three years, 65 thousand sq m modern office space in this project will be completed for the tenants use, and Mennica Residence apartment building will stand next to it.
In the middle of this year Skanska also began to implement the first phase of the office project Spark, which will be built at the intersection of Okopowa and Towarowa in the area of so called Serek Wolski. The facility will provide a total of over 70 thousand sq m. of GLA office space and high-quality public space with an open-air working area and an amphitheater. The first building with over 12 thousand sq m of offices will be opened in the first quarter of 2018.
Wola city with added value
Developers building in Wola are aware of the fact that it is easier to commercialize office buildings, if they offer a number of additional services and combine different functions within the facility. The development of Wola business center takes place in a harmonious way. Investors run projects according to the rules of sustainable development. They even do public consultation before introducing the investment on the market. New residential estates emerge in parallel with commercial investments. Wola is a district with the biggest number of residential real estate under construction in Warsaw.
Walter Herz consultants point out that the construction of the second metro line had a significant impact on such a spectacular transformation of this part of the city. In addition, the central location of the so called close Wola, which actually merges with the City Centre, provides a great connection with all parts of Warsaw by various means of transport, especially after improving the main routes in the district.
According to the representatives of Walter Herz consulting company, today Wola sees the largest increase in new supply of office space in the Warsaw agglomeration. Meanwhile, according to the plans of investors who own land in Służewiec, another 300 thousand sq m of office space may emerge in the upcoming years. Some companies, however, consider reclassifying their investments for other purposes.
