BeIN Offices – a space for modern businesses

“BeIN Offices covers two floors of the Golden Office – the 15th and 16th floors – offering a spectacular view of Poznań, with a total area of approximately 3,300 sqm,” reveals Piotr Trybusz, Sales Director at Probuild, representing AND2.

BeIN Offices provides serviced office solutions on a subscription-based model, addressing the growing need for workplace flexibility. The company offers a wide range of services, from coworking spaces to private offices and conference rooms, ensuring convenience and access to numerous benefits within a single subscription.

“We work only with the best locations, and AND2 is a prime investment in Poznań,” says Łukasz Kaleta, CEO of BeIN Offices (Bizneshub sp. z o.o.). “With this new location, we are successfully expanding our presence in key markets, reinforcing BeIN Offices' position as a leader in the flexible office space industry in Poland.”

The Poznań facility will feature nearly 400 workstations, both in private offices and open spaces. BeIN Offices focuses on quality and dynamic adaptation to client needs. Through modern solutions, networking, conferences, and business events, the company supports the growth of startups and scalable enterprises. “Our one-stop-shop model allows clients to access a comprehensive package of additional services and discounts across Poland with a single invoice,” adds Łukasz Kaleta.

AND2 – Offices for ousinesses of all sizes

BeIN Offices' decision to choose AND2 aligns with the growing demand for modern office spaces among businesses of all sizes.

“I am convinced that BeIN Offices users will find inspiration and motivation in the panoramic view of Poznań from the Golden Office floors,” says Adam Trybusz, CEO of Andersia Property sp. z o.o. “Thanks to such services, Class A office spaces built in compliance with ESG standards are no longer exclusive to large corporations but are now accessible to independent professionals, smaller businesses, and startups.”

The coworking office market in Poland is rapidly expanding, as highlighted by Weronika Hulińska, Senior Consultant at CBRE, who supported AND2 in the transaction and oversees leasing in this prestigious office building: “In 2024, the number of coworking offices increased by nearly 20%, demonstrating the growing popularity of this rental model. For many companies, it serves as a stepping stone to leasing a dedicated office space, and coworking has long since evolved beyond being just a workplace for freelancers. The inclusion of this format in AND2’s offering perfectly aligns with the current market needs.”

BeIN Offices continues its expansion

Currently, BeIN Offices operates in Kraków, Katowice, Szczecin, and Warsaw. In addition to Poznań, the company plans to open new locations in Wrocław and the Tri-City in the near future.

“Consistently increasing our office potential is a key part of our growth strategy. We plan to open several new flex office spaces across Poland,” announces Łukasz Kaleta. “With the support of Walter Herz advisors in lease negotiations and space planning in Poznań, we can efficiently launch our office in AND2. If our expectations are met, this will pave the way for expansion into every provincial capital.”

BeIN Offices' expansion in Poznań is a dynamic process that required careful planning and efficient coordination of multiple stakeholders, as noted by Monika Szymczyk, Advisor at Walter Herz: “We actively supported the entire process, overseeing progress and collaborating with various entities. Our advisory services included valuations and cost optimization, particularly regarding modern technical solutions aligned with BeIN Offices' standards. A crucial phase was conducting the contractor tender, which was essential in ensuring top-quality fit-out for flex spaces.”

AND2 welcomes more tenants

Currently, nearly 30% of AND2's office space has been leased. “We are in advanced negotiations for an additional 15,000 sqm, and interest continues to grow. We receive ongoing inquiries for spaces of various sizes,” emphasizes Piotr Trybusz. “In the coming weeks, we will be able to announce another exciting tenant for AND2.”

Situated in the heart of Greater Poland's capital, the 25-story AND2 office building is the tallest in Poznań and the largest office development in the region to date. It completes the office-hotel-service complex at Anders Square, which has been developed through a public-private partnership between Von der Heyden Group and the City of Poznań for over 25 years. The AND2 project was designed by the architectural firm of Ewa and Stanisław Sipiński, with PORR S.A. as the general contractor. The office building's commercialization is managed by CBRE advisory agency.
