5 parking tips when choosing office space

When deciding on leasing particular office space you should consider more aspects, not just evaluate the space inside the building. Parking is also important. You do not want your employees to come to work just to find out that there is no place to park the car. To properly assess the car park and make sure that it meets your needs, read the following guidelines.

Check the amount of parking space

Most lease agreements include provisions concerning parking ratio, that is the number of parking spaces on the premises in relation to the amount of lease space offered in the building. The leasing consultant will help you determine if the parking rate for the particular building is competitive compared to others in the area.

Check what you are entitled to

Some lease agreements include the number of parking spaces available to your team and visitors to your business. If yours include this provision, evaluate if the number of parking spaces is enough. Also, find out the way of booking parking spaces for your business. The right to park your car will be of no use if you cannot prevent unauthorized parking.

Visit parking

After analyzing the agreement, it is time to visit the parking lot. Park your car at any time of the day to evaluate the traffic and the ability to park. If you work on weekends or at night check the parking lot also during these hours. See how much space you have available. Will your team be able to park easily with the number of cars that need space?

Check the conditions

Whether the owner properly takes care of the parking lot, can give you a hint of what its condition and safety is going to be like. Is the tarmac in good condition, are there bumps and notable cracks? Are the lines freshly painted, or is it obvious that they are not properly maintained? What is lighting like? Can employees feel safe entering the parking lot after dark?

Think about safety

If parking is limited or potential office space is located in the downtown area, you should expect access to parking. If security guard or parking attendant is not available at all times, you should check if parking rules are being followed and that unauthorized people do not have access to the car.
