We conduct audits of the current situation and prepare logistics briefs

We map volumes, SLAs, shipping directions and seasonality and analyse the operation of existing current warehouses and your lease contracts. On this basis, we define the goal of the project and key assumptions for further stages.

We develop strategies for locations and network models

We can determine whether you need a central hub, regional network, last mile delivery model or BTS/BTO. We determine the preferred regions and key technical parameters of the facility. We can develop a framework budget and the expected time horizon of the lease contract.

We present overviews of the market and shortlists

We obtain up-to-date offers from developers, logistics parks, owners and 3PLs operators and eliminate options that do not meet the assumptions. We prepare shortlists of facilities for on-site inspections.

We arrange visits at locations to verify on-site conditions

We evaluate the facilities in terms of their standard, access, manoeuvring areas, surroundings and expansion possibilities. We identify hidden risks not presented in the offers and eliminate them before the selection of a given location.

We prepare operational concepts and calculate costs

We develop the initial layout of the warehouse and calculate the full costs for various options, incl. rent, fees, cost of utilities, capital expenditures (CAPEX), incentives and the impact of the location on transportation and work. We compare options based on TCO, not just the rental rate.

We negotiate commercial terms

We standardise offers for 5–10-year models and negotiate rates, incentives, budgets and cost escalation limits. We prepare a baseline scenario and alternative scenarios for internal decision-making.

We support the acceptance process and provide support afterwards

We conduct technical and functional inspections, prepare lists of defects and ensure that the deadlines for their removal are met. Upon request, we also coordinate subcontractors.

We start with a short conversation and gather key information about your current locations, floor area, contracts, costs, directions of deliveries and development plans. On this basis, we present you with a scope of recommended actions, from a quick audit and support in negotiations to a comprehensive process of searching for a new warehouse. Only after accepting the scope do we formalise the cooperation.

For standard warehouse space in existing logistics parks, the process takes from 4 to 9 months. Large hubs, BTS/BTO projects or the relocation of several warehouses at the same time can even take 9 to 18 months. Our clients receive a detailed schedule at the beginning of our cooperation.

To make key decisions, we need the involvement of your decision-makers - the management board, the CFO and the logistics or operations directors. We take over the entire operational part, i.e. the analysis of the market, selection of offers, preparation of comparison studies and participation in meetings and negotiations. On the Client’s side, it is crucial to provide data and verify our recommendations so that the final decisions are known and best suited to the company’s needs.

Yes, we do. We often work within the "stay & renegotiate" model. We analyse current contracts and market conditions and then prepare strategies for negotiation talks with the owner. We negotiate rates, incentives, subsidies for fit-out, provisions on flexibility and the structure of operating costs.

We can join the project at the stage of negotiating the terms and finalising the contract. We can audit the proposed contract, identify risks, prepare alternative provisions and support the Client’s team in talks with the Landlord. This is a good solution when the location is already chosen but professional support in negotiations is needed.

We cooperate with companies leasing modern warehouse and production space, e.g. large logistics parks (big-boxes), regional, city logistics / last mile warehouses, SBU modules, cold stores and freezers, production facilities and BTS/BTO projects. We run projects all over Poland, with the main hubs in Warsaw, Lodz, Poznan, Wroclaw, Upper Silesia, Tricity, Krakow, and on regional markets.

Our main specialisation is the representation of tenants in the processes of leasing and renegotiation of warehouse space. In selected cases, we also support customers in purchasing warehouses and logistics facilities and within BTS/BTO projects. In such cases, we create dedicated advisory teams cooperating with our investment department to provide full and professional support at every stage of the process.

Ideally, 12-18 months before the expiration of the existing lease contract or when you need to relocate, consolidate warehouses or enter a new region. The earlier we start working together, the more opportunities we can grasp, for instance a wider choice of locations, a stronger negotiating position and enough time to plan and prepare the operations.

We do not limit ourselves to presenting warehouses available on the market. We combine logistics, finance and legal perspectives by analysing total cost of ownership (TCO), the impact of location on the supply chain, contract flexibility and contractual risks. We prepare comparable cost models, participate in talks with developers and owners and treat the lease contract as a tool to support the Client’s operational strategy.

In practice, customers primarily benefit from lower real rental costs, including rent, incentives and service charges, as well as a faster and more structured decision-making process. They sign more secure contracts better suited to the specifics of logistics and development plans and get access to locations and facilities that actually support operations instead of hindering them.
