We focus on transactions where the volume of capital allows us to invest in land or commercial projects with a real impact on the investor’s portfolio. The minimum ticket is set individually during the first meeting, depending on the sector, location and (core, value-add, opportunistic) strategy.
Most often, we acquire land for residential and PRS projects, warehouse and logistics parks, service (retail, convenience, retail) facilities and selected office projects. We focus on ready-to-develop assets or assets with clear value-add potential.
We operate throughout Poland – in the largest agglomerations, key logistics hubs and promising regional locations. The selection of locations is always adapted to the investor’s profile and project strategy.
We are not limited to off market. However, a significant part of the projects is acquired as a result of our direct relationships with owners, developers and investors. We always act as a filter – we present only those assets that have undergone initial screening and fit the established investment mandate.
We bring the greatest value when we join at the stage of defining the strategy and acquisition – before you sign the letter of intent or the preliminary agreement. We can also enter in the middle phase of the process, e.g. at the due diligence stage, although the room to manoeuvre is usually smaller at that time.
Yes. We can take over the entire process, from investment profiling to transaction finalisation, or provide point-by-point support – e.g. in planning analysis, land advisory, financial modelling or negotiation of key provisions of the agreement.
We are always clear about our role – on the buyer’s or seller’s side – and we never combine these functions within one transaction. We care about process transparency, confidentiality of information and separation of teams if we work in parallel for different clients within the same market.
The implementation time depends on the type of asset, the degree of complexity of legal and spatial planning issues and the pace of decisions on the part of the investor. With a well-prepared project, the process can be completed in a few months, but more complex transactions need more time. Our goal is to shorten the cycle through proper preparation and standardisation of steps.
