XXS Gym at O3 Business Campus in Cracow
21 April 2026Another gym from the Cracow-based XXS GYM network will open after the summer at the O3 Business Campus office complex.
XXS GYM has signed a lease for over 850 sqm of space in the modern O3 Business Campus office complex, located on Opolska Street in the northern part of Cracow. The new gym is scheduled to open in the autumn and will be the brand’s seventh location in the city. Comprehensive support throughout the site selection process, lease negotiations, and finalization of the agreement was provided by the Walter Herz advisory team based in Cracow.
XXS GYM is a rapidly growing Cracow-based gym network, created for those who value an intimate atmosphere, high standards, top-quality equipment, and overall training comfort. The clubs offer a diverse, well-designed space featuring dedicated zones for cardio, free weights, strength machines, and functional training, as well as a leisure area for post-workout recovery.

O3 Business Campus is located in the northern part of Cracow, at the intersection of Opolska Street and 29 Listopada Avenue. The complex consists of three 12-storey Class A office buildings, with a total leasable area of nearly 57 thousand sqm.
The ground floors of the buildings offer a wide range of services – from a kindergarten and nursery, through a canteen, bakery and retail store, to a medical clinic and dental center – enabling users to take care of everyday needs without leaving the complex. Tenants have access to both underground and above-ground parking facilities, supported by the intelligent ParkCash system, which allows, among other features, remote space reservations. An important element of the complex’s daily operations is the EPP Connect platform, providing up-to-date information on events, organizational changes, and modernization works. O3 Business Campus is also cyclist-friendly – with over 650 bicycle parking spaces, as well as changing rooms, repair stations, and charging points for electric bikes available to users.
