Project description

Xceedance Krakow office attracts talents

Xceedance is a global company supporting the insurance and InsurTech sectors, developing its international team in Krakow as a hub for the EMEA Region. The goal of the project was to acquire a property for the company’s headquarters that would be the brand’s showcase and provide a comfortable, scalable work environment. We guided the company through the entire process from a strategic market research, through the selection of project partners and lease arrangements, to the turnkey fit-out and the handover of the finished space.

CHALLENGES

Office Space for a Growing Business

A key challenge was to find an A-Class office building in Krakow having perfect access to public transport, meeting high environmental standards and offering flexible space poised for the continued growth of organisation in the coming years. Xceedance anticipated that we would ensure a work environment supporting the company’s international team, its culture of collaboration and the strategy of employer branding in the competitive talent market.

Predictability was a key aspect of the project. With high quality requirements, it was essential to maintain control over rent expenses and fit-out costs and mitigate the risks typical of dynamic projects, such as discrepancies in technical specifications, changes in the scope of work and schedule delays. Furthermore, the space had to ensure consistent standards with the company's global branding, without compromising its local functionality.

SOLUTIONS

From market analysis to a complete A-Class office

We started with a strategic review of the Krakow market and the recommendation of the location best suited to the Xceedance’s requirements as for the standard of the building, public transport accessibility, development opportunities and technical parameters. Then we organised a tender for an architecture studio that would primarily focus on an interior design reflecting the organisational culture and enhancing collaboration, not just aesthetics values.

Once the strategy was formulated, we moved to key lease arrangements. We agreed on the financial and technical terms and conditions and coordinated the entire process to ensure that the contract provisions and building's parameters were consistent with the office design and the fit-out schedule. Parallelly, we were monitoring the costs of the fit-out works and recommended material and technological solutions that ensured the required standard of the building without exceeding the budget. During the implementation phase, we supervised fit-out works with a fully operation office space up to the handover of the project.
