The Shire - Beyond Coworking is a premium serviced office operator that develops flexible spaces for businesses looking for quality, service and experience. The Shire leased approx. 1,800 sq. m on the 22nd, 23rd and 24th floors of Unity Tower, i.e. on the three highest office floors in the building.

CHALLENGES

Premium scale and standard that must be operationally secure

The project combined image ambition with rigorous feasibility. It was crucial to secure lease terms and fit-out arrangements to control costs and liabilities across the large space and maintain a standard appropriate for the premium segment. At the same time, the location had to distinguish the offer in Krakow’s competitive serviced office market, and the space itself on the top floors had to be designed to truly contribute to commercialisation and the experience of future users.

We provided advisory support to the tenant in lease arrangements and key technical agreements, ensuring that the operating model of the operator was translated into concrete agreements and schedules. We ensured that the terms were measurable and implementable in practice: from financial parameters and the agreed-upon package to issues affecting the pace of commissioning and the standard of the space. Throughout the process, we streamlined the arrangements between the parties, minimising the risks typical of projects with high quality requirements, such as conflicting expectations regarding handover standards, unclear technical responsibilities and costly final refinements.
