A Larger Office with No Business Disruption

As its team continued to grow rapidly, Seargin needed to secure larger office space within a short timeframe. The key objective was to find a solution that would support the organisation’s further expansion without disrupting day-to-day operations. The new space had to provide convenient access, a sufficient number of parking spaces and comfortable working conditions for the team.

The process required a flexible approach and a thorough analysis of available scenarios in order to limit costs and risks while maintaining a high-quality working environment.

CHALLENGES

Organisational Growth, Time Pressure and the Need for a Secure Transition

The dynamic growth of the team meant that the existing office space no longer met the organisation’s current needs. The client had to find a larger office quickly, but without the risk of disrupting daily operations or making rushed decisions under time pressure.

The main challenge was to develop a solution that would allow the team to work comfortably in the short term while remaining cost-effective and secure from a long-term business perspective. Location, transport accessibility and the availability of an adequate number of parking spaces were also key considerations.

The entire process therefore required a combination of speed and detailed scenario analysis to ensure that the company’s growth would not translate into increased operational risk.

More Space Without a Costly Relocation

To address Seargin’s needs, we prepared a comprehensive leasing strategy based on market analysis and several possible courses of action. The starting point was to precisely define the client’s requirements and assess which options would allow the company to increase its office space quickly without disrupting ongoing operations.

We conducted a detailed market review and compared the available options in terms of timeline, costs and operational risks. At the same time, we held discussions with building owners to secure alternative scenarios in case relocation became necessary. As a result, the client was able to make an informed decision based on a range of viable options, rather than being limited to a single path.

Ultimately, we recommended remaining in the existing building and moving into a larger, fully fitted and furnished office space. This solution made it possible to respond quickly to the organisation’s growth without relocating to a new building, carrying out additional fit-out works or going through a lengthy implementation process in a new location.

Przyjęte rozwiązanie pozwoliło klientowi zwiększyć powierzchnię biurową bez zakłócania codziennego rytmu pracy zespołu. Rezygnacja z relokacji oznaczała ograniczenie ryzyka operacyjnego, brak przestojów i płynne przejście do większego biura.

Istotną korzyścią była także wyraźna optymalizacja kosztów. Wykorzystanie gotowej, wykończonej i umeblowanej powierzchni ograniczyło nakłady inwestycyjne po stronie właściciela budynku, co przełożyło się na bardzo atrakcyjne warunki czynszowe dla najemcy.

Klient zyskał również większą elastyczność biznesową. Krótszy niż standardowy okres najmu lepiej zabezpieczył jego dalszy rozwój i pozostawił przestrzeń do podejmowania kolejnych decyzji wraz ze zmianą skali działalności.
