Project description

Headquarters to build organisational culture and brand

Pyszne.pl is a technology company for which the office is part of the organisational culture and a real tool for building cooperation. The project concerned the establishment of a new headquarters in Wroclaw, with a strictly defined location criterion and high functional requirements, providing full control of costs and risks on the lease and fit-out side.

CHALLENGES

Hard criterion for location / Project implemented during construction works

The previous location of the company did not provide the opportunity to develop a coherent work environment. In addition, the multi-storey layout made it difficult for teams to communicate and collaborate on a daily basis. The key challenge was the hard location criterion 10-15 minutes from the Main Railway Station in Wroclaw. The whole process took place at the stage of construction of the building. This meant decisions and arrangements had to be made before the building was erected. This increased the complexity of technical arrangements, the risk resulting from changes and the pressure on the budget and deadlines. The priority was to combine an ambitious office concept with predictable costs of leasing and fit-out.

OUR SOLUTIONS

Process aimed at securing the budget and deadlines

We started our search process based on the location requirements. We then compared available locations taking into account consistent cost and schedule assumptions. At the same time, we defined the office programme and prepared preliminary fit-out plans to ensure that decisions to be made were based on function and workflow, not on floor area. We conducted a tender for the architecture firm and coordinated key arrangements between project stakeholders. We conducted discussions with the building owner, securing a signed contract and an implementation scenario. During the fit-out phase, we supervised the work and budget, mitigating the risks typical of on-site projects, such as scope changes, costly adjustments and deadline delays. Six months after the office was handed over, we conducted a satisfaction survey and reported on the results.

A-Class office with predictable costs and savings secured by the contract

Pyszne.pl has launched a new headquarters in an A-Class office building in the central part of Wroclaw, in a location consistent with the hard criterion of easy access from the Main Railway Station. This modern office space with an area of over 3,500 sq. m over two internally connected floors has extensive common areas and a terrace of approx. 650 sq. m. The standard of the facility and green certification translated into a consistent image of the company and a real strengthening of employer’s branding. The most important business value of the project was its predictability. Our client had an opportunity to combine an ambitious office concept with cost and risk control, even though decisions were made at the construction stage of the building. The structured process, test-fits and consistent coordination of arrangements ensured that the typical risks of short implementations (e.g. clarifications "at the finish", costly changes during work and postponement of deadlines were reduced). As a result, Pyszne.pl gained a work environment that improved team communication and collaboration and provided space for relaxation outside the workplace, without compromising on the schedule and budget side.
