ASSA ABLOY Opening Solutions Poland develops its technological base in Krakow, including IT teams and units working on access control and security solutions. As the scale of the organisation grew, there was a need to expand the office and adapt it to the growing needs of the team while maintaining a standard that supports the work and projects with an international reach.

CHALLENGES

Growth of an organisation that requires action: stay and grow without losing momentum

The key was to combine two goals: to secure business continuity and to obtain additional space and lease conditions that would be predictable in the long term. At the same time, the client needed a reliable comparison of the scenario of staying in Eximius Park with relocation, taking into account the costs, risks and impact on the team. Operational issues, such as access to public transport, on-site facilities and the efficiency of business logistics related to frequent international contacts, also had to be considered.

Data-driven decision: scenarios, total costs and hard contract terms

We conducted a comprehensive analysis of the vacancies available on the Krakow market and prepared a comparison of scenarios, including the costs and consequences of potential relocation. On this basis, we built a business case for talks with the landlord which led to the renegotiation of the annex to the lease agreement, incl. the expansion to approx. 3,800 sq. m, and secured key arrangements for the stability of the project.
