A new headquarters for zooplus Poland’s technology team
zooplus Poland is part of the zooplus Group, one of Europe’s leading e-commerce players in the pet supplies sector. In Kraków, the company has been developing its technology team, so its new headquarters needed to achieve two goals at once: attract top talent and provide a workplace ready to support the organisation’s further growth.
A few years later, zooplus Poland entrusted us with another process, this time involving the renegotiation of its lease agreement. This was a natural continuation of a relationship built on trust and satisfaction with the previous project.
Challenges
A sought-after address, limited availability and an office designed to grow with the team
From the very beginning, the client focused on securing space in the very centre of Cracow, where demand was exceptionally high. This meant that discussions aimed at securing the right office had to start well in advance. We launched the process more than 2.5 years before the existing lease was due to expire.
The goal was clear: to secure an office on a single floor in a prestigious Kraków location. At the same time, zooplus was in a phase of rapid growth, so the space had to be planned to meet the company’s needs for the next five to seven years. We designed a number of creative work areas that could easily be converted into additional workstations. Already at the lease negotiation and cost-estimation stage, we secured zooplus against the impact of such potential changes.

Securing space in High5ive and planning for future growth
We began by structuring the organisation’s needs: the required scale, preferred location and the priority of securing space on one floor. We then translated these requirements into a process strategy and timeline aligned with a long decision-making cycle and strong competition for space in Kraków’s best office projects. In discussions with the landlord and project team, we focused on two parallel objectives: securing favourable lease terms and defining fit-out assumptions in a way that would make the office ready for headcount growth and evolving work patterns. A key part of the process was negotiating provisions and technical arrangements that made it possible to anticipate the impact of the office layout on both budget and schedule, while reducing risks on the tenant’s side.
