WSiP anchors in the Equator II building in Warsaw
3 March 2025Wydawnictwa Szkolne i Pedagogiczne (WSiP) has decided to remain at its current headquarters in the Equator II office building on Aleje Jerozolimskie in Warsaw for another six years. The institution extended its lease for over 2,500 square meters of space. During the lease renegotiation process, the tenant was represented by a team of Walter Herz advisors: Mateusz Strzelecki, Monika Szymczyk, and Jakub Gabryszak.
WSiP representatives emphasize that thanks to the involvement of Walter Herz, which has advised the publishing house on office space leases for many years, they managed to optimize the contract terms and adapt the office to the new requirements. "Working with Walter Herz allows us to successfully achieve our office goals. Our priority was to consolidate the entire team's work in one location. We wanted all of the publishing house's employees to benefit from high-quality office space that provides excellent working conditions. The space will be modernized to adapt the office to the publishing house's evolving needs. Some of the staff have been relocated from another office building to our headquarters in the Equator II building. The decision to extend the contract until 2031 was significantly influenced by the facility's high standard, which is maintained thanks to regular improvements made by the property owner," says Andrzeja Sykuła, Operations Director at WSiP.
Mateusz Strzelecki, Partner/Head of Tenant Representation at Walter Herz, admits that WSiP demonstrated great care in determining its workplace needs. "The company conducted a comprehensive needs analysis regarding the business location, size of the space, and the standard of office space in relation to financial aspects. Renegotiating the contract allowed us to achieve a high incentive package for the tenant even before the previous agreement expired. The negotiated financial terms allowed for significant savings, which proved to be a competitive option compared to other offers. In this case, timing was on our side; we began the negotiation process 1.5 years before the previous agreement expired," reports Mateusz Strzelecki.
The project is an example of a strategic initiative that has yielded tangible financial benefits. It demonstrates that proper planning and flexibility in negotiations can provide a competitive advantage, even in the case of long-term commitments. WSiP's decision confirms that properly managed and modernized office space can meet the changing requirements of companies, ensuring high standards of work over a long period of time.
The Equator II office building, owned by CPI Property Group, was completed in 2011. Located on Aleje Jerozolimskie in Warsaw, the sixteen-story building offers 21,300 square meters of Class A space. It offers over 240 parking spaces on four underground levels. The building features an elegant lobby with a reception desk and numerous service outlets. Restaurants, service outlets, fitness clubs, and hotels are located nearby.
